One hundred building firms from across the UK, each rated 4.8 or higher on Google by at least 30 customers. Building work runs for weeks and mistakes are costly to undo, so this list rewards ratings that have held up over many finished jobs.
The best builders in the UK for 2026, based on Google reviews, are The Loft Room in Teddington (5.0 from 407 reviews), Access4Lofts Northern Ireland in Banbridge (5.0 from 175 reviews) and CDM Contractors Ltd in Portsmouth (5.0 from 155 reviews). Below are all 100, ranked, from 48 counties across England, Scotland, Wales and Northern Ireland.
How the Top 100 Were Chosen
Every builder here holds a Google rating of 4.8 or more from at least 30 reviews, on a Google profile that is still open. Of the 2,922 builders we list, 342 cleared that bar. We then ordered them by our ranking score, which weights the star rating by the number of reviews behind it, so a builder rated 5.0 from 300 reviews ranks above one rated 5.0 from 60. An extension or renovation means weeks of daily contact with a firm, and a rating that holds up over many of those projects says far more than a perfect score from a handful. The review bar is lower for builders than for quicker trades, because a single project can occupy a builder for weeks, so builders collect reviews more slowly.
To stop the list filling up with firms from the most crowded areas, no county could take more than three places and Greater London no more than ten. That spreads the 2026 list across the UK, so a highly rated builder in a quiet rural county sits alongside the best known names in the big cities. No builder can pay to be included or to change their position.

Between them the 100 hold 8,561 Google reviews, with an average rating of 4.95 out of 5.
What a Top Builder Puts in Writing
A long run of five star reviews usually reflects something less visible than neat brickwork. It comes from a builder who is clear about money, permissions and responsibility before the first trench is dug. When you compare firms, the paperwork each one offers tells you a lot about how the job will run.
Start with the price. Citizens Advice describes a quote as a fixed price and an estimate as a rough guess, so ask for a quote. A proper one sets out the total, a breakdown of labour and materials, how long the price stands, whether VAT is included and what could make it rise. Get at least three, all priced against the same drawings and specification, so you are comparing like with like. Back the chosen quote with a written contract that fixes start and finish dates, the payment schedule, the materials and who clears up. Payments should follow progress on site, with any deposit kept to 25 per cent or less and paid by card or bank transfer, never in cash.
Then check who carries responsibility for what:
- Building control. Extensions, loft conversions and most structural work need building regulations approval from the council or a registered building control approver. Agree in the contract who applies for it and who obtains the completion certificate. Without that certificate a sale can stall, and the owner can be made to pay for faulty work to be put right. In England and Wales the council can take enforcement action for up to ten years after the work is finished.
- Specialist trades. Gas work must be done by a Gas Safe registered engineer and electrical work by a registered electrician, including when they come in as the builder's subcontractors.
- Insurance. Look for public liability cover, employers' liability if the builder has staff, and contractors' all risk cover for the works themselves. Tell your own buildings insurer before anything starts.
- Health and safety. On a home project, the client's duties under the Construction (Design and Management) Regulations 2015 normally pass to the builder, or to the principal contractor where more than one firm is involved.
Membership of a trade body is worth checking too. The Federation of Master Builders vets members and has their work independently inspected before they join, and TrustMark is the quality scheme the government endorses for work in and around homes. Confirm any claim on the scheme's own register, and treat it as a good sign rather than a promise. Work on or near a shared wall in England and Wales can also bring in the Party Wall etc. Act 1996. Can a builder pay to be in the top 100?
No. Every place comes from public Google ratings and review counts, put through the same score for every firm. A builder cannot buy a place, a higher position or the award badge. A builder that falls short on rating, review count or profile status is left out, however long it has been trading or however well known it is locally.
Why does the number of reviews matter as much as the rating?
A perfect score from a few customers can rest on luck, while a high score kept across many jobs shows a builder delivers consistently. That matters for building work, where projects run for weeks and a lot can go wrong. That is why a builder rated 5.0 from 300 reviews is placed above one rated 5.0 from 60.
Does the top 100 include big housebuilders and developers?
No. This is not a ranking of the national housebuilders that sell finished new homes. It comes from the builders listed on this site, the firms homeowners and businesses hire for extensions, conversions, renovations and repairs, and each one is judged only on Google reviews left by its own customers.
How much should I pay a builder per hour?
Published guides put a builder at roughly £20 to £35 an hour, but most building work is priced by the day or as a fixed quote. Typical day rates for a general builder run from about £150 to £250, with London and the South East 20 to 40 per cent higher. Treat these as rough figures, since prices rise over time. A fixed written quote protects you better than an open ended day rate.
What paperwork should a builder give you when the job is finished?
Where building regulations applied, you should receive a completion certificate from building control. Gas and electrical work should have been carried out by a Gas Safe registered engineer and a registered electrician. Keep the quote, contract and invoices with the certificates, as you may need them when you sell. Hold back the final payment until snagging is done and the paperwork is in hand. In Scotland and Northern Ireland, ask your council what applies.
